Individual Responsibilities:

  • Kelle Roberson
    • Managing the janitorial services – carpet, cleaning, light bulbs, etc.
    • Misc. day-to-day concerns.
  • Corbin Rich
    • Outdoor upkeep – roof, snow removal, landscaping, waste management, etc.
    • Updating blog.
  • Paul Jost
    • Updating project list/timeline with Sargent Real Estate.
  • Jason Roth-Nelson
    • Finances/accounting.
  • Gabe Rovick
    • Electricity/heating.
    • Internet/cable.

If you have a problem related to one of these categories, please contact the appropriate board member.  He or she will communicate the information to Sargent Real Estate and try to help you resolve the issue. 

HOA vs. Homeowner

The purpose of this section is to establish guidelines for determining whether your issue is something the HOA is responsible for, or if it’s something you need to address as an individual homeowner.  Even if it’s something you are responsible for, we’ll try to point you in the right direction (see Vendors). 

Vendor List

Unfortunately, Edward didn’t leave us any information regarding the vendors he used during his renovation.  Therefore, if you know who any of his vendors were please list them here.  Also, as we move forward we want to compile a list of solid vendors.  So if you discover a good company for repairs, maintenance or other services, please add their information here. 

The Abitare Social Scene

Abitare homeowners, let us party!  We will use this section to announce any upcoming social events.  Please feel free to post information about any other cool events as well.

This section identifies the HOA Board members and outlines their group and individual responsibilities.  Please use this information to determine which member you should contact – depending on your current problem or concern.

HOA Meeting Minutes – November 29th

Attendance:  

Paul Jost (304), Gabe Rovick (107), Anita Sherrill (Management Company), Corbin, Dan (306), Crissy (305), Vanessa (104), Liz (202), Barbie James (204)

  

Meeting started at 6:00pm.

 Meeting opened: 

  • Vince from AC Mechanical joined to discuss Heating issues in 2 units.
    • Walked us thru wiring issues and options to fix problem
    • Nail hit some wiring during building construction in unit 202, Homeowner in 202 reached out to Edward in 2006 but he didn’t fix it.
    • Unit 101 has a separate issue where the wiring isn’t functioning properly
    • As of now we do not know of any other units suffering similar problems
  • 3 options available
    •  
      • Run new wiring – involves floor/wall and cost is unknown
      • Wireless thermostats – 500/600 bucks for kit…+ installation
      • Self-contained valves – abandon wiring altogether, cheapest option that was recommended by Vince
  • HOA board and members decided to authorize AC Mechanical to identify if they can fix the problem with a self-contained unit (and not impact other units).  They will visit and provide POV on Monday.
  • Paul motioned this, seconded by Corbin, and approved by Gabe.  Anita to let us know on Monday.
  • If this can’t be self contained, HOA board will authorize AC mechanical to do a diagnostic of the electric setup of entire building. This will benefit HOA for any future heating/electrical issues (plus help him assess the best way to fix units 101 and 201).

 HOA Board Responsibilities vs HOA members

  • HOA board’s responsibility is to take care of the common areas vs individual units
  • HOA members responsible for individual units (flooring, carpeting, etc).
  • HOA board to provide communication on roles, responsibilities of HOA Board roles, HOA members roles, etc. and share with all Members.
  • HOA board also to discuss in a separate meeting an improved process for distribution of updates, roles, etc, to members.  A blog is being considered

 HOA Finances

  • Dan and Barbie raised concern on high HOA fees.
  • Board has agreed to relook at HOA fees in upcoming months
  • Board has asked Anita to look into each unit and who recvd HOA free for a year so that we can communicate to HOA members when they need to start paying fees again

 Leak (Unit 304, unit 204, weight room)

  • Edward has been unresponsive to multiple efforts to get him to fix the damages
  • Paul motioned for work to begin, and each unit will file a separate claim in small claims court to collect fees from Edward.
  • Initial work will be funded by HOA owners in unit 304, 204 for their units and HOA reserve funds for weight room.
  • Board to ask Mike Roads (attorney) to draft letter outlining next steps with pending legal action should he not pay by certain date (TBD)

  Comcast

  • HOA board to look into HOA member internet access
    • Going to figure out if we go commercial vs private on internet connections
  • Anita talking to 5th contact for commercial set up for cable connection and provide update to Board Friday Nov 30th

 Treadmill

o  Gabe was there for initial fix

o  Gabe to check and provide update on if treadmill is working properly now

 Next Meeting 

  • Proposal is to have meetings second Thursday’s of each month

  • To provide time for visit to unit 202
  • Legal letter with Mike Roads
  • To check on when HOA members that haven’t been paying HOA dues need to start paying
